Deputy Clerk of the Third Judicial District Court Ex Officio
Recorder and Notary Public & in and for the afore said Parish
of Union La duly qualified and acting Personally come & appeared
John Steel a resident of Union Parish State of Louisiana who declared
and acknowledges that for and in Consideration of the Sum and prices
as herein after expressed has this day bargained, sold, transferred con-
veyed, and delivered, and by those present and this act does grant
bargain Sell transfer Convey and deliver, unto David Arrant of this
Parish of Union State of Louisiana HE PRESENT accepting for himself the
following tract or parcel of land lying and being Situated in Union
Parish La to wit; The East half of North East quarter, and North West
quarter of North East quarter, and South West quarter of North East
quarter of Section Eight (8) and South West quarter of North West quar-
ter and North West quarter of North West quarter and North East
quarter of North West quarter of Section Nine (9) all in Township
twenty One (21) North of Range One (1) East containing two
hundred and eighty (280) acres more or less together with
all the improvements and appurtenances Situated thereon or
thereunto belonging. To have and to hold the herein Convoyed
property unto the Said David Arrant his heirs and assigns for-
ever with full and Complete warranty.
Now the prices and Considerations for which this Sale and transfer
is made is the Sum of Five Hundred ($500.00) dollars. One hundred
and fifty dollars of Said Sum Cash in hand paid this rec-
eipt -whereof is hereby acknowledged, and its balances of
Said purchases prices to be paid as follows. One hundred and
Seventy five dollars to be due and to be payable on the first day
of January AD 1883 and one hundred and Seventy five
dollars to be due and payable on the first day January
AD 1884 and for which the Said Vendor David Arrant
has executed and Signed his two certain promissory notes
for the Sum of One hundred and Seventy five dollars Each
due respectively on the first day of January AD 1883 and
1884 and made payable to John Steel or bearer. Each of
Said Notes drawing Eight per Cent interest after due until
paid and bearing ___ date herewith and also paraphed
“No varietur” of its Sums ???? by me Said Dy Clerk DC & Notary
Public for identification herewith.
And now appears the Said Vendee David Arrant and ack-
nowledges himself justly and legally indebted unto his Said
Vendor John Steel in the Sum of Three hundred and
fifty dollars due and payable aforesaid and in order
to Secure the true and prompt payment of Said notes
with all interest that may accrue thereon he, the Said
Vendee) does by this act mortgage by porticents and office
all the property herein conveyed to and in favor of his
Said Vendor John Steel or any bona fide holder or owner
of Said note or notes, and also recognizes the Vendors
privilege in Sum which is especially retained by the Said
Vendor. To stand this mortgaged hypothecated and effected
unto the Said Vendor or any bona fide holder of Said notes
or note until the full and final payment of Sum with
all interest state may accrue thereon.
The vendor John Steel has furnished Satisfactory witnesses
to me Said Notary Public & C that the taxes on Said property have
been paid up to date. The parties Vendor and Vendee both
agree to waive its production of the Certificate of Mortgage
required by Article 3364 of the Civil Code of La and release
the Clerk and me Depty Clert and Notary Public &C from
all responsibility in the promises for it non production.
Thus done and Signed and passed in my office in the
Town of Farmerville La on the day and date above written
in the presence of James A. Manning and William A.
Durby two lawful witnesses called for this purpose who
Sign will Said appearance and me Said Dep Clerk D. C.

Public in & for Union Parish La personally
appeared David Arrant, a resident of Union Parish La.
in this Jany [sic] 13th AD. (1883 One Thousand Eight Hundred
& Eighty three & who declared and acknowledged that he
is indebted to his wife Mrs. C. F. Arrant ( ) in the
full sum & amount of Eight Hundred & Sixty dollars, in the
Court: that he has received and disposed of for his own use
& benefit of her own individual paraphernal [sic] effects the following
property, since his marriage with her viz: One hundred &
sixty acres of land (160) in Ouachita Parish, worth Seven hun-
dred dollars ($700.00), One hundred & forty dollars in cash
($140.00), One cow & calf worth twenty dollars ($20.00) aggregating,
Eight hundred & sixty dollars ($860.00), & now in order to
restore to her the value of her paraphernal [sic] property as above
set forth as having been received & disposed of, as above,
he does by this act & in these presents, give to her the follow-
ing property, at the price set opposite each article, viz:
($195.00), one two horse wagon valued at Twenty dollars,
($20.00), Six head of cattle valued at five dollars per head,
($30.00), seven head hogs valued at four dollars each ($28.00,
one hundred & eighty bushels of corn valued at one dollar
per bushel ($180.00) five hundred bundles fodder valued at
ten dollars ($10.00), the following land, the E2 of N.E4 & N. W4
of N.E.4 & S.W.4 of N.E.4 Sec 8 & S. W4 of N. W.4 & N.W4 of N.W.4
& N. E.4 of N.W4 Sec 9 all in T. 20 N.R. 1 East, 280 acres valued
at Three hundred and Twenty five dollars ($325.00) aggregating
in all Seven hundred and eighty eight dollars ($788.00)
and she the said Mrs. C. F. Arrant being present accepts
said property in her own name and right in satisfaction
of her claim. The tax receipt of 1882 is hereto annexed show-
ing that all State and Parish taxes due on said property
have been duly paid. The parties hereto (transferor & trans-
feree) both agree to waive the production of the certificate
of mortgage required by Article 3364 of the Civil Code of La.
and release me said Notary from all responsibility in the
promises for its non-production. Thus done, read, signed
and passed at my office in the town of Farmerville La.
on the day and date above written in the presence of
George A. Killgore Jr. and John Donley two lawful witnesses
called for the purpose who sign with said officarers [sic] and
me said Notary.

full guarantee of title, and with complete transfer and subro-

This sale is made for the consideration of the sum of Three
Hundred Dollars payable as follows: One Hundred and fifty Dollars
Cash in hand paid receipt of which is hereby acknowledged and
the balance in 2 notes of said purchaser dated with this act to
order of himself and by himself endorsed in blank One of sev-
enty-five Dollars Jan 1st 1903 & one for Seventy-five
Dollars Jan 1st 1904, which notes ????? eight percent per
accrued interest from maturity and paraphrd “Ne Varcetim” [sic] of
this date by me, Notary, to identify same herewith.

In event of suit for Collection of said notes said purchaser
shall pay all Costs of Laws including 10 percent attorneys fees
or amount sued for. And in order to secure the payment of
said notes, interest and cost, including attorney’s fee, a spe-
cial mortgage and Vendor’s privilege is hereby stipulated on said
property in favor of said Vendor or any further holder of said
notes, said purchaser agreeing not to alienate, deteriorate or incumber [sic]
said property to the prejudice of this mortgage. This mortgage ?????-
ing transfer of appraisement and inspecting confession of p????-
ment. The certificate of mortgage is hereby waived by the parties and
evidence of the payment of taxes produced.

Done and passed at my office in said Parish of Union
in presence of Edward Everett and Robert Roberts Competent

"Page 7 Oath and Letter of Administrator Filed Jany 31st 1885. State of Louisiana, Parish of Union Third District Court I, E. Jeff. Lee, do solemnly swear that I will faithfully and impartially discharge all the duties incumbent on me as administrator of the estates of Geo. Lee has his day been duly and legally appointed administrator of the estates of Geo. W. & Elizabeth Hicks deceased, and has given bond with good and solvent security, and taken the oath required by law. Now, therefore, the aforesaid E. Jeff. Lee is hereby duly and legally authorized and fully empowered to do and perform all the acts appertaining to the said appointment, according to law. "Page 1 Petition for Inventory & Administration Filed January 9th 1885 Successions for Geo. W. & Elizabeth Hicks Dec'd. Tothe Hon. Joudge of the 3rd Dist. Court of La., in and for Union Parish. The petition of E. Jeff. Lee, a resident of Union Parish, La. with respect shows that on August 11th 1884 Geo. W. Hicks who was a resident of Union Parish, La. died - that on August the 15the following his wife Elizabeth Hicks petitioned this Hon. Court for an inventory of the community effects owned by her & her husband at his death & she also in said application prayed to be recognised and
confirmed as Natural Tutrix to her then six mi or children, viz: John Newton, Florence, Edgar, Jefferson, Carrie & B. Hicks, issue of the marriage between her & her dec'd husband - that on August 18th 1884 an inventory was taken as prayed for and on the 30th of same month letters of tutorship, also issued as prayed for - that no further steps were taken by her, save to keep the minors together & to consume and use some of the effects, such as the provisions, corn, &c -that on January the 17th 1885 Mrs. Elizabeth Hicks departed this life interstate at her residence in your said parish, leaving her one undivided half interest in the community effects owned by her and her minor children issue of the marriage as above as well also as a small separate estate owned by her individually at her death. Petitioner shows that the succes- sion of both Geo. W. Hicks dec'd, and of his wife Elizabeth Hicks dec'd, are in debt and that an administration of each is necessary that both successions can and shouold be wound up together and as one estate - he shows that an inventory should be taken of both the community effects owned by both the deceased showes [sic] and also of the individual effects of the late Mrs. Elizabeth Hicks dec'd. Wherefore Petitioner prays that W. W. Heard Notary Public in and for Page 2 Union Parish, La, be commissioned to take and return an inventory of the community effects owned by Geo. W. & Elizabeth Hicks dec'd and by Mrs. Elizabeth Hicks individually he prays to be appointed administrator of both these estates - he prays for general relief &c. Geo. A. Killgore Jr. Atty for Petitioner.".
